#1 Consider Age When Looking for Signs That You Need a New Roof

If your roof is more than 20 years old, it’s time to start planning for a roof replacement. After a couple of decades under the sun and rain, roofing materials will begin to deteriorate. Especially if your roof is older, you’ll want to watch for other signs that you need a new roof.

#2 Shingles Curling and Buckling

When a shingle starts to deteriorate, it often starts to curl along the edges. You will be able to see this curling from ground level. Noticing a single shingle curling isn’t a major concern. Seeing large patches of shingles that are curling and buckling is a sign you need to replace the roof soon.

#3 Missing Shingles are Signs That You Need a New Roof

During a storm, high winds may lift shingles off the roof and rip them away from the nails holding them down. If there is no other damage to your roofing, a professional roofer will replace a few missing shingles. But if your roof lost a number of shingles, your roof deck may be compromised which means your roof needs to be replaced.

#4 Signs That You Need a New Roof Include Granules in the Gutters

The tops of asphalt shingles are covered with a layer of granules that protect the shingle from rain and the UV rays from the sun. As a shingle deteriorates, this layer of granules become loose. Consider a new roof if you notice granules in the gutters or washing into the bottom of the downspouts.

#5 Daylight Coming Into the Attic

On a bright, sunny day go into your attic and look up. If you see daylight coming through the roof deck, you have compromised roofing. Call a roofer soon to assess the roof’s condition and see if the area can be repaired or if the damage calls for a roof replacement.

#6 Water Stains on the Attic Ceiling

While you are up in the attic, take a look at the underside of the roof deck. If you see stains or streaky areas, water is getting in. Leaks can be caused by damaged shingles or loose flashing. Have a professional determine if these are signs that you need a new roof.

#7 Dips in the Roof Deck or Ridge

Examine your roof from ground level. The top of the roof, or the ridge, should be straight. Next, check the level of the shingle field. It should be flat and straight. Dips in either the ridge or the shingles mean that your roof structure is weakened or damaged and are signs that you need a new roof.
